Manpower Outsourcing Services have also been established, providing Typist/Clerk, Supervisor/Overseer, Office Assistant/Peon & Drivers since April 2017. Furthermore, Admin Housekeeping, Horticulture and Depot Housekeeping, Lawn & Train Cleaning, Station In-Charge Services, and Staff Quarters Housekeeping Services have been established since July 2018, April 2019, and August 2021 respectively..

[Audio] CMRL-OPN 04-SMS 05-2023 is an official tender for Mechanized Housekeeping, Ticket Vending, Customer Care, Platform, Crowd Control, and Parking Management Services as per contract requirements. The tender submission date is 15th February 2023 at 15:00 hrs with tender cost of INR 40000 and EMD amount of INR 1,29,00,000 which was announced on 14th January 2023. The Letter of Acceptance (LOA) was awarded on 25th April 2023 with acceptance date of 27th April 2023. The contract value stands at INR 1,15,31,17,048 with performance Bank Guarantee Value of INR 3,45,93,511 and bank guarantee validity up to 30th June 2027. The commencement date for 3 stations is 01 July 2023 and for 18 stations is 01 October 2023.

The Operations Management Hierarchy is built to ensure efficiency in meeting these demands. This hierarchy comprises of a Vice President - Operations at the Head Office, Regional Head, Key Account Manager, Deputy General Manager - HR & Admin, two Sr Managers – Operations, two Asst. Managers – Operations, five Field Officers, a Sr Manager – Training, Manager – HR, Asst Manager – HR, Executive – Admin, Sr Executive – HR and an Application Support Executive.

CMRL Stations are committed to offering the best customer service possible. To achieve this, we have implemented an extensive work plan centered around the deployment of personnel. This plan includes Station Service Managers, Tom/EVM, Parking, Platform/Crowd Control Manpower, Housekeeping Staffs, Façade Cleaning Teams, and Special Task Forces. [Audio] For Phase-1 Extension Stations namely Sir Thiagaraya College (STC), Tondiarpet (STR) and New Washermenpet (SNW) which continue to be in our possession after 1st July 2023, we plan to keep the same staff live for operations and upkeeping of stations. For 18 New Stations which will be handed over to us on 1st October 2023, we plan to retain 40% of the existing Contractor’s manpower (Tom/Parking/Crowd/Platform) provided there is proper transition and clearance from the existing vendor, 20% of Trained KCIC Staff and remaining 40% manpower will be hired fresh and put in to training at CMRL for competency certification. The 40% staff retained from the existing vendor will also be sent for CMRL’s evaluation and verification of competency certification before they are brought under our roster. We plan to attract fresh talents by advertising in Daily News Papers, Handouts at various at Colleges & Institutes, HRM Database and Employee Referrals.

[Audio] Hiring will be based on outcome of personal interview of prospective candidates by our Interview Panel comprising of HR Team, Operations Team. Police Verification of Conduct is a mandate for all staff. Housekeeping staff will also be trained for at least a week under our Training Managers and Sr. Operations Manager for Know-How & Handling of Chemicals & Consumables, Operation of Machineries & Equipment on basis of 5s principles in our In-House Training Facility and we shall have trained buffer staff for contingencies & Special requirements. Shortlisted Manpower will be briefed on all aspects of operations and a simple and continuous interaction & test will be made available to ensure they are all aware of the operations requirements. They will be provided with 2 sets of uniforms per staff and required PPEs based on their job nature along with ID Card and Shoes/Safety Boots. Etc. Station Service Manager (SSM) will be shortlisted by our HR Team and will be sent to CMRL’s training for one month and competency certified before deployment

[Audio] As per contractual requirements. We ensure that the latest machinery, equipment and eco-friendly chemicals are made available to all stations before one week of operations. An itinerary of the machinery and equipment and MSDS sheets for the chemicals are also provided to CMRL. To ensure the machinery and equipment can run smoothly, an annual maintenance contract is provided. In addition, emergency spares are kept in our branch office to reduce any downtime. Johnson Diversey TASKI, Buzil Rossari and other competent chemicals are used for the stations with buffer stocks kept for contingencies. Finally, a list of eco-friendly detergents and chemicals, with all the necessary details, is submitted for CMRL approval.

All surrounding areas are dusted with appropriate materials, swept with easy mop or dry mop, and cleaned with wet mop with the application of Chemical R2. Our station housekeeping team adopts a comprehensive and meticulous approach when performing maintenance duties. All personnel are equipped with suitable personal protective equipment, such as gloves, masks and head cabs, while cleaning. To ensure a clean and tidy station, we remove cobwebs; use special cleaning detergents on hand rails; sweep and mop step areas daily; and place the relevant signs and precaution boards. We take safety measures when doing the cleaning process, such as wearing protective gear like gloves, masks, and head cabs. Toilet bowls are cleaned with specialized chemical R6, followed by manual hand scrubbing. Steps are also taken to keep rodents out of premises and away from areas with potential for damage, by sealing all possible entry points. This web-based mobile app will be used by KCIC personnel and CMRL staff. It will provide an overview of the daily plans for station housekeeping services, and the working status of the machinery and stock of consumables. The App will also enable us to monitor the results of work executed, along with images and videos. Additionally, there is a checklist included in the mobile app which contains CMRL performance and acceptance parameters for evaluation. From 1 July to 30 September 2023, the existing FM App will be used in three stations, and from 1 October 2023, the new FM App will be deployed across all 21 stations.
